Letter From Our VP

Good afternoon neighbors,

I wanted to take a second to remind everyone that the CCRs are in full enforcement. The Association did grant a generous grace period after sending the Good Neighbor Policy letter out months ago. Because we were just starting to legally run our HOA and enforce the rules we offered a 60-day period to comply with the CCRs we all signed. A few homes then received a formal letter about specific violations they are liable for. Another reminder has recently been issued to a few homes that still had violations warning of the fines and/or liens that would be issued if not resolved by a certain date. Although most have addressed the issues, some still have not.

Many homeowners have recently inquired about why these few violations remain and what the Association is doing about them? We've had to follow our Association's process and timelines. The timelines are now at the fine and lien stage. This week we started distributing the fines and liens.

I hope this answers your questions about the violations and serves as a reminder to any violators to complete any actions you were asked to take.

Yahoo! Getting tired of looking at the garbage/yard waste containers, basketball hoops, parked trailers or boats and manuvering around cars parked on the street. I came very close to hitting a child that came out from behind one of those parked cars. This is probably my biggest complaint as it is a safety issue and difficult for emergency vehicles to get to a home if there is a fire or medical emergency. I choose to remain anonymous..because I am in a ranting mood:)Whatever happened to the idea of a neighborhood CCR committee? I like this better than neighbor ratting on neighbor. Is a board member in our neighborhood looking for violations as well?

Good...it really is about time!Thanks to our management company and our board members for doing a thankless and sometimes unpopular job by cleaning up the neighborhood!For every ONE person who complains about having to comply, there are probably 5 people who appreciate what your doing, and are more than willing to do thier part!!

Anonymous, we're looking at getting an ACC committee put together in the next couple months. For the time being, the 3 board members have been looking out for violations. Lindsey from JC Higgins does random drive-thrus as well. She's done two this month that I know of. Between all of us, we try to be as thorough as possible. But this is where the neighbors can help: if you notice something that we've missed, feel free to drop us an email and we can check it out!

Jen, thanks for the kind words :) It's hard... we all got used to no HOA and no enforcement, so the board has kind of tip-toed around enforcing the CCRs.
